By saying he gets it and is willing to seek alternative lodging, he's seized the high ground, and shifted the guilt to you. You're now supposed to say, "of course not, you can stay here the whole time".
So the ball is now in your court and it's your job to say, sorry but it's too inconvenient. Unless you'd rather not.
