It's on to house #4 in less than 10 years. We managed to sell the first one in 4 hours after it was listed on the Multiple Listing Service. Then next house took us a whopping two whole days to sell. We just bought a house a few miles down the road so it's time to sell our current domain. I want it to sell in the first day. Already my wife(the real estate agent) has put the word out that our house will hit the market next week.

This means I have to keep the house spotlessly clean, no spandex or socks anywhere until the house sells.

We live in a desirable neighborhood so I'm not particularly worried the house won't sell. I just want it to sell fast so we don't have to worry about it and so I can brag about it at work. ;)

On the other hand, if you sell it quickly people will say you underpriced it. That may have been true with our second house but the first one was a stroke of pure luck.

About 9 months ago three houses on my street sold within hours of going on the market. The house next door has been for sale for about four months. The previous pigs, uh, owners, trashed it. A friend of theirs bought it for more than it was worth, fixed it up and planned to flip it. It flopped.

Here's my uber-Catholic mother's solution to selling a house. Get a statue of St. Joseph. Bury it upside down in the yard. She is convinced that it works. The fact that a house on her street that had stood empty for two years sold within two weeks of her burying St. Joe in the yard has only stengthened her belief.

My place is about to be for sale. I will miss it, but won't miss the upkeep of a country place!

It is big place with lots of acreage, so it is doubtful it will sell quickly. :(
