PS- brakes
Also, "closing well" instead of "closing good", good is an adjective when you needed an adverb.

When I see a break problem, I usually recommend a frame replacment.

Nice way to help somebody.
What type of brakes? front or rear?
v-brakes may need to be cleaned and re-lubed, the post that the brake pivots on can get stiff from old grease and dirt. Remove the brake arms, clean off the old grease and dirt, lightly re-lube and reassemble.
Or it could be the cable sticking in the housing, remove the cable from the housing, look for rust, fraying, old sticky grease. Replace the cable, use a dry lube, or very light coating of grease before you put it back together.
