Interesting concept...however I worry about somethings being overdone, like not being allowed to change the color of your windows, etc. Sounds like HOA from hell...you know the ones that tell you that your door wreath at Christmas MUST be a certain size, color and be hung a certain level from the required porch mat.

Another major concern of mine is making something like that affordable for all wage levels. I look at our small town and within a 6 square block area we have something for everyone (except million dollar mansions) There are small single family homes, apartments, patio homes, and larger single family homes. I have seen way too many multi use developments become so expensive that the people that work in the shops and restaurants can't afford to live in the area of their work.

Unfortunately at this point in time mandates are probably the only way you are going to make it work. Not enough people want to live in a car light environment.
