i live in student housing. they give out contracts that end either in may or july. they realize that some people graduate in december (hopefully to transfer to a grad school). so, for me to have a contract that ends in may means i will owe them (suppossing i can't find someone to take over my lease) over $3000 for time i won't even be there and will have no use for. if i can find someone to take it over it will cost me something like $150 plus 80% of one months rent.

find a way to void the contract. For example, if it were to become uninhabitable due to a massive infestation of some sort?

Failure to pay rent is not larceny. It is just breach of contract.

Look, I am not a lawyer and I did not stay in a Holiday Inn Express. I am simply a person pretending to be an actor who once played the role of a space lawyer lost in space.

Do they collect all the money up front? Is there any provision for refunding an unused portion? You'll want to look into that.

Walking away from the contract is just a breach of contract. It's a civil matter, only. Generally speaking, a landlord is required to mitigate damages by re-leasing a property in a commercially reasonable time period. That may differ a bit since it's student housing, but if you are leaving at the end of a regular semester, it can't possibly be unheard of for someone to start at the beginning of the spring semester and need housing from January or so onward.

I think you should talk to someone at the university housing office (assuming there is such a thing) or whoever is your landlord under your contract. I suspect this issue has been dealt with before and it's nothing new to them.

i should also note that they told me it would be easy to pass the contract onto someone else.

it's funny, they have a list of people waiting on apartments, yet they will not put mine on it.

It's all part of the Gravy Train-Student bookstores, etcetera realize you have needs, but usually have parents or Financial Aid fitting the bill, so they bleed you for all they can and hyperinflate prices. The book store is a good example because they buy books back for pennies, and change up the books they use so you can't get a reasonably priced used copy. There will always be parasites.
