Foo - WTF? When did this happen? Or how i got myself into debt.

Looks simple, but fairly well kept. Congratulations.

I'm hoping to join the ranks of the enslaved myself in the next 6 months.

For the last 5 years or so, every time I hear someone say "Now is a great time to buy" I've taken a glance at the housing prices and shaken my head. Now that I actually finally agree with that sentiment, it seems the chorus isn't nearly as loud.

congratulations. so how long are you renting it off the bank for?

Heh, thanks. :) It's in decent shape. Needs afew usual things like interior paint, carpet replacement, and patio door replacement. Other than that, pretty much everything else that needs to be fixed is cosmetic and can be done gradually after I move in. None of the large appliances were included either so those are part of my move in budget.

Standard 30 year loan with a 4.75% interest rate. Payments are comfortable and I'm hoping to get it done in 15-20 years instead.

And yes, housing prices are finally reasonable. Definitely a good time to buy if you've been saving up a sizable down payment. Made it fairly easy to put in a strong offer and edge out other buyers. Rumor is that prices should be remaining fairly stable but interest rates may be going up.

Congrats on the beautiful home! Enjoy making it your OWN!

I remember when I first bought my house I was nervous because I was bringing my dog to it for the first time. I said to myself, "I hope the landlord doesn't mind"...Then I realized that I WAS the landlord!

I had to sneek my dog into the condo I rented before that. Every time the landlord came for a visit the place had to be immaculate (no traces of dog anywhere) and hide my dog in my car. :o

Why not? Saves on fertilizer. He's a new homeowner now. Gotta think economically. :thumb:

Now you have a place to grow "homegrown"....you might want to keep the operation small though. Too many hydroponic setups may alert the authorities.

Since when do the authorities care about herbs?

Consider it positive debt. Owning a home is a hard job because of the upkeep but all worth it since you have say in what goes on. Congratulations.

Congrats but I'll be the party pooper. My next and last houses will have 6 wheels or maybe a apartment. I've spent way to much money and time fixing up my houses.

Congrats. Reminds me of my first house. You will have more room than you know what to do with.

I'm on the other end of that.... looking to fix up our current home, sell it, and downsize. It should be liberating to get rid of all the junk.

*looks at the completely trashed house a few blocks away selling for $475,000*

*looks at the empty and fairly useless piece of property a few blocks in the other direction selling for a few hundred thousand dollars*

What? There's a world outside the Bay Area? One which has nothing to do with the Bay Area whatsoever?

I lived in L.A. for a few years back in the 80s. Texas has its flaws, but high home prices is not one of them.

Nice.

Now plant a simple garden. If you can convert the garage (unless you really need it), that looks like all the home you will need.

Beautiful mountain, btw.

Thanks! :)

I'll be in Rancho Cucamonga which is good since there's some very nice areas for cycling. It's a 3 bedroom 2 bathroom 1 living room house. Funny thing is that the secondary bedroom is bigger than the master bedroom and the living room so it's going to be my media/computer room. Small bedroom for weights. Living room may end up being the "bicycle bay" where i'll put up some racks against the wall to hang my bikes. Been slowly painting and getting my large appliances and i'll most likely be moving in the weekend after next since the carpet will be done. Next things to buy: lawnmower, new bed frame, computer desk, and blinds.

Congratulations Psydo! That's a nice looking property.
The best thing I did was pull out a 15 yr loan back in 1991. Pay down your principle and the house will be your's before you know it.

Also, being a home-owner you'll turn into an expert handyman in no time.

if there's any such thing as "good" debt, this is it. Congrats, and enjoy all the fun of homeownership!

Congrats again! I've been looking in Rancho too for a little while - had an offer accepted for a property in Alta Loma (short sale) but it appraised for less than what the preliminary approval was at. It's a great area with all that you need and gorgeous views of the mountains and great roads for cycling. Maybe I'll see you around, even if I don't end up living there, as I'm always at Victoria Gardens or getting some Chick-Fil-A!

When is the housewarming party?
Eh, not for at least a month or two... :( The good thing is that i'm able to do most of the work fixing the place up myself. The bad thing is that i'm planning on taking my sweet time. The good thing is that the carpet and patio door will be replaced relatively soon. The bad thing is that the kitchen cabinets will be replaced not so soon (need to plan it out and save up $$$ for it*).

* - Dammit, there goes my new mountain bike money...

Ah yes, i'm right below Baseline which is a really nice road for cycling. Nice wide shoulders with bike lanes and it goes all the way out to GMR. :) I haven't been riding much lately though so being close to a good cycling area should get me back onto my bike(s). I have been weightlifting so i'm not that out of shape.

I would if I could sell it for what it would have cost 4 years ago. :D
