I just received my real estate tax bills for 2009.

135 acre farm with house & outbuildings: $168.14 (that one's really gonna hurt...)

2200 sq ft, 3 bedroom house in a college town: $663.08
3800 sq ft, 4 apartment building + a 400 sq ft doctor's office in same college town:$1168.72

One of my property tax bills was $2400. Earlier in the year the assessors told me that I would receive a bill at my home address. Nothing came for months until some weeks ago. Over $2400 with delinquent and late fees was owed. I placed a call to the assessors office and was told that it is a service to have a property tax bill mailed to me. This is the second time it happens in some months getting over $300 extra from my pennies on the dollar properties.

WTF are y'all complaining about? Those are tiny bills. Current prop tax bill is closing in on 3K, and the houses we are looking at moving to have 6K bills annually.

yeah. Most of the houses I',m currently looking at are in the same range. some are up to $7-8k. ugh!

Ours is about 7.5K annually, we have exactly 1/10th of an acre.

Location location. If I could just have the doctor's property tax, I'd be a happy camper.

my house is valued at $102,000, and the yearly tax bill is almost $3,000. 3 bed, 1 bath, 0.28 acres. do the math!

How does WV handle a multiplex if you live in it? I know tax is doubled on rentals, but if the owner lives in one of the rental's units, do you get the owner-occupied rate on the whole thing or is it prorated to just the part you live in?

For us, in WV, property tax was half of what it was across the river in MD but property insurance was triple because the fire dept was for crap.

I live in a pretty high-cost area, but our tax bills are less than $2K. This is because our house is relatively modest by local standards, and the city gets most of its funds from the universities and the biotech-pharma industry. The residential tax rates in some of the other nearby 'burbs are much higher.

For us, in WV, property tax was half of what it was across the river in MD but property insurance was triple because the fire dept was for crap.

It's pretty much just considered on the rental rate - but that does vary around the state! When we bought the house that has 4 apartments, my son lived in one of the apartments, so there was a slight deduction on the insurance, which runs about (flood, fire & liability) $2000. The biggie in WV on home insurance is distance from the fire department - 5 miles or less, you're golden, more than 5 miles, it costs a fortune (relatively speaking, of course!). If we didn't rent to college kids, there would be another discount of about $400 on the insurance.

Our neighbor across the "street" (read... dirt road...STATE dirt road - you get what you pay for!) lives in Ohio, and pays about $600 for his 100 acres because he's an out of state resident.
