Nonflammable materials for repair

I'm working on starting a full-service bike shop. According to our landlord we may not use any flammable materials when we do bike repairs. Does anyone know about alternatives to the usual materials that are nonflammable?
I have no bike repair experience so please assume zero knowledge in your response!

Cleaning
There are several products out now that will clean without the hazard of fire: SIMPLE GREEN is one, CITRUS SOLVE is another. Go to any hardware or auto supply store and look for degreasers. You'll find plenty of them. If yu're going to be buying from wholesale distributors in the bike industry, there are several brands available: Pedro's & Park are just two of them.
