Opinion needed on custom 09 Kona Jake

Good morning guys, i've been in the market for a cross bike to use for urban transportation, greenway riding, and light off road capabilities.

I've been in contact with an owner of a custom 09 Kona Jake. here are the specs.

09 Kona Jake - frame has been stripped and powder coated black.
Size 56
Standover - 814
Salsa Wood Chipper dropbar
Salsa bar tape
Thomson Seatpost
TRP V Brakes
Truvativ 10 speed crank
Ultegra 10 speed cassette
105 front brake and shifter
Ultegra rear shifter
Hubs - Front: Formula, Rear: Shimano Tiagra (stock)
Rims - Alex AT450 (stock)
Tires - Victoria Randonneur Pro Road Touring Tire. 700x35

My standover is 850. I'm 6'0" 190lbs.

We are in negotiation for $550 for the bike w/o pedals. obviously after inspection, but i was just curious if there is anything I should be on the lookout for or if this seems like a good deal. Seller is the second owner, an experienced mtb racer and mechanic. Just has too many bikes to ride and maintain.

Price seems high to me. I picked up a 09 jake the snake with DA7800 and Ultegra RD for 500 a little over a year ago. Good rule of thumb is take the msrp and cut it in half after the first 2 years then cut the price in half every year after that.
