Wow, I was just in San Clara this past weekend visiting friends and they showed me some new condos where a studio is selling for 500K! I'm wondering where they can find all these single income people who can afford that??

Well I know people who are 23-24 years old making around 60k base salary + anywhere from 60-110k in bonus.
So you figure with a 170k salary you get like, 120k cash after tax and deductions, assuming you lay down $100k and mortgage a 600k loan at 7% for 30 years, that's about $4000 a month out of your 10k/month income. Which leaves $6000 left over for bills, taxes, car payment, insurance, etc.

There's been a lot of speculation that the housing market is cooling off or maybe even taking a downturn. However there's a house in Berkeley that recently sold for $451K above asking price! This is an early-century craftsman with 3 BR, 2BA and a new kitchen. The owners put it on the market for $799,000 and 3 days and 16 offers later, they accepted $1,250,000. Unbelievable even for someone like me who grew up in the Bay Area and have seen 2BR/1BA fixer-uppers sell for $750,000 back during the dot.com days.

When I first bought the house, there was a couple that wanted it too but were denied because basically they weren't ready to buy. They didn't have enough credit at the time. When I first recieved the keys and I went there to see the empty house, they came up to me and offered to buy it. Of course I thought they were crazy and told them I'd like to enjoy it for a while.

Congrats Siu! So are you moving somewhere in the same city, or are you coming to Austin?

The Wells Branch running trail runs back behind my [1] house, but I'm too much of a wimp to brave winter to enjoy it. Yes, even the mild Austin winters.

[1] I say "my" -- I'm living with some roommates who actually own the house, but they're moving to Belgium in a few months, and I'm thinking of picking it up. Whee!

That's amazing. Wow, you could move out here and buy a house like mine for under $150,000. I paid 100,000 for it seven years ago. Granted it may not be the best house in the world, but it will leave you with a lot of money for bikes.

No capital gains. Will be reinvesting within 6 months. No cash in hand. And yes, I can afford another place in my neighborhood but I'm planning to move up in the world and go somewhere that is more beneficial. I've owned the place since 2000, and am surprised at how the property value has changed. It also helped that the homeowners in my area have been remodeling their homes and upping the comps. There isn't really any more room for further housing develpment, therefore contributing to the increasing values of the existing homes.
