Made an offer on another house today....

This buying a house process sucks! It makes it even worse since the seller's agent doesn't seem to have a clue what he/she is doing.

That house in my little suburb of B'ham would run $400k w/$4k year taxes. Charleston's real estate still looks reasonable.

This is the best time to be buying a house, 24-36 months of surplus means deal time. Way better than a few years ago when each nice house had 10 offers and people bidding 20% over list.

Hopefully it works out. We made a first offer at $143,000. We are hoping to get it for around $150,000 or so. The house has been on the market for 160 days and it started out at $185,000. The price dropped to $160,000 this week.

I hope you aren't expecting to only pay $767 per month like it says in the advertisement. That's complete BS on a loan of that size... unless you're taking one of those dangerous ARMs.

Nope, I'm planning on paying a lot less than that per month. I'm thinking more like $500 a month.

Thanks. Planning on putting somewhere between $60,000 and $73,000 down on the house. I am waiting to find out how much new windows are going to cost for the house before I decide on how much to put down. I'm probably going to pay for the windows out of the down payment money so I don't have to worry about finding money to replace them later.
