Lanlord access to the property - rant

Here in Florida is becoming the norm for landlords to add a clause on the contract saying that:

a) You must give written notice of your intentions to leave the premises 30 days prior.

b) Once you state your intent you must allow the landlord to show the property to future renters.

Somewhere in there they complicate it even more, to the point that they call you with just a few hours ahead and if you are not there, they will get in with their key. I always have a really big problem with that. This is *my* stuff in here. And renters are allowing people to see, not only the property, but also all the stuff I have in it. For me, is both a security and a privacy issue.

Anyway, is on the contracts everywhere you go now days, no easy way to fight it. Specially if you are still a renter and you might need to rent from that agency again in the future.

But this is so wrong and so unregulated, that IMHO some legislation must be passed about it. I wonder who I could write about this.

Anyway, that was my rant of the day.

I don't live in Florida and my lease has nothing like that. Actually, the homeowner paid a locksmith to change the locks to a key that only I have. I didn't expect that!

I certainly wouldn't want people snooping around my bicycles and stuff.

It's common in CA for landlords to be able to show the property to prospective renters, sort of like a real estate agent showing a house for sale. The landlord should definitely accompany the people when they walk through the house to make sure they don't take anything.

My landlord expects a 30 day notice, and also has access to the house. He could care less about housekeeping; his biggest thing is that there is no noticeable damage when he comes to change out the filter on the HVAC.

What I found out while perusing the lease that I'd rediscovered just the other day is that apparently, I'm supposed to be on the hook for any and all repairs- but I can't do them without their approval/consent.

My corporate landlord thinks it's better to get a 60 day notice and owe two months rent after that if I break the lease by moving out before it's done. Fierce.

Pretty common for a landlord to have access; most leases will outline access permission with and without prior notice (no notice needed for emergency repair), and for showing the property. The leases I use identify a 60 day notice on the renter's part if they are NOT renewing thier lease. If someone breaks thier lease, the landlord is entitled to the amount specified on the lease....... 30 day notices, in my experience, usually apply to leases of less than a year and to month-to-month rentals.

In the UK the landlord is allowed to serve notice of an "intended peaceful visit" (as I think the law terms it), although excessive visits may consider harrassment and a violation of the tenant's right to "peacefully enjoy the property".

It doesn't seem unreasonable for the landlord to require some form of notice that a tenant is planning on moving, nor does it seem unreasonable that they get chance to show prospective tenants around once you've given notice. Equally it doesn't seem unreasonable from the tenant's perspective to have notice of when the landlord might be coming so they can be sure that anything personal is put away, and for the landlord to ensure that prospective tenants aren't just given free rein to look around and potentially take stuff.

K... but keep in mind that if the kids are at their mom's, Rube might have fall asleep nakkid' in the living room. I check and there's no provision on the contract stating that tenant have to wear underwear at all times. Ergo, Rube shall go commando on any unexpected visits.
