Serious trailer park problems

I'm in the Los Angeles area for the next while and I rented a room in a trailer park. I moved in on the evening of the 29th of Feb. Now the landlady says my rent goes from the 29th of each month to the 29th of the next month.

Also, I don't have much online access. The wireless access belongs to the next trailer. It was ok with the lady in the next trailer for us to use it, but since then there has been a tiff with my landlady, and she doesn't turn it on. Hooks up a cable I guess. So, I have to go down to the closest Starbucks or something like that to even post this.

I might not be able to get back to this topic very often.

I'm familiar with landlord tenant stuff in Calgary, but each time I mention something about it, she says 'that's not the way it works in California.'

I'm off to look up as much as I can online, but thought I'd check here in case someone has been through this sort of stuff before and has a link handy. Or is there a landlord / tenant information line around here?

There's a lot more to the mess, but how's that for a start?

At least in Calgary, a tenant is required to be out of an apartment or room by noon or 6 pm on the last day of the month. After that the new person can in (on the last day), but that's just considered from the first of the month.

I had a T shirt that said 'mess with me and you mess with the whole trailer park.' I thought it was funny and I even thought of putting it in my sig at one time.

Unfortunately the trailer park is messing with me.

Your landlady is wrong on the rent issue. Month-to-month rent covers the entire month. You don't pay more or less for months that have 30 or 31 days. You moved in on the last day of February so your monthly rent should cover the entire month of March.

Unless internet access was part of the rental agreement, you're out of luck on that.

it depends on what the rental agreement states. It can specify any day of the month as the day when the monthly rent is due. So if someone moves in on the 15th, there's nothing wrong with a rental agreement that states that rent will be due on the 15th of each month. Of course in the case of making the day the 29th there should be a specific provision of what to do on most Februarys when there is no 29th (presumably Mar. 1st would be an acceptable substitute).

It's not at all clear to me what the OP is complaining about.

For Florida, we have a wonderful PDF called Renter's Rights Handbook. There might be something similar in Cali.

About the internet connectivity, it is not uncommon for "one room renters" to have none. Landlords usually complain about cable/phone companies making holes on the unit. Plus there's some providers who won't hook-up 2 accounts on the same property and under different names. On your case, getting internet connectivity might only be possible through a cellphone company with some 3g/4g gizmo.

Personally, I don't think is a good idea to ask for free wifi to a neighbor. You risk having the neighbor seeing you as a free loader from that point on, hence disliking you.

I'd do a little research. I'm rusty on California Tenant law. It was 1996 that I last signed a California tenant contract, but they do have some of the strongest tenant protections in the country. If nothing else there should be some kind of grace period on collecting the rent that will get you to the end of the month. Seems like worrying about your last day is kind of premature.

The wireless seems kind of messed up, but if you have the neighbor/wireless owner's permission, I don't see how the landlady is involved.

Relax and I think things will work themselves out.

Check the rental agreement. If there isn't one, I don't know what you do at that point.
