Sizing for my new mtb - help !

Hi !
I would appreciate if someone can help me solve my problem.
My inseam is about 80 cm (Short guy ...)
I just saw an incredible frame that is 14'' (c to c) and top tube of 20.5''
I figured out that my c-c frame should be 15.76'' (80 x 0.65 = 52 - 12 = 40 cm)
Since its a great deal, I would like to know if I can still ride the bike even if its not the optimal size for me

If you are gonna be spending good money, then just be sure to get exactly what you want and don't settle. It's a shame to blow money and then wish you had got something better.
