Real world tire clearance for the Raleigh Willard(Tamland? Roker?)

Real world tire clearance for the Raleigh Willard(Tamland? Roker?)
Looking at the willard vs some other things. But wondering about the real world tire clearance. Some places quote 40mm but fit 45 comfortably, because the 40mm is with fenders. Etc.
Anybody have real world numbers? Pictures?
Included the Tamland and Roker since they're all supposed to have near identical geometry or whatever. According to marketing.

We spec'd the Willard to fit 45mm w/o fenders and 36mm w/fenders. But tire casing and rim width can differ, so try them before you buy them
