Mountain bike trails around Vancouver?

Are there good non-technical mountain bike trails around Vancouver? I heard the North Shore is mostly very technical and for very hardcore riders. I have a fat bike and wondering if it's worth bringing it with me to Vancouver where I am planning to move. The fat bike is great fun on flowy single track, but not as much on very rocky and gnarly trails.

How gnarly is gnarly? Some are insane. There are some trails that are fast/flowy (Bobsled on fromme, Half nelson in squamish, etc.) and some that are xc trails that are not gnarly (circuit 8 and fishermans in LSCR) all the way down to trails that are not steep and are smooth crushed gravel paths (pacific spirit park in vancouver).

Can you take the fat bike into the mtns and ride in snow? or on logging roads?

Richmond, where the Vancouver Airport is located is a flat Island Delta consisting of the City of Richmond and a large farming area and local Harbors. great place to ride and the city has many bike trails marked. Very popular with road runners. Or you can ride the ****s with MTB's. Here is a link.
