I happen to believe there is a better chance we will see society adopt personal transportation vehicles that are not as nasty as the cars we have today. And the Suburbs more than likely will survive. Like they do in the Detroit area and LA where they are swallowed up into the relabeled "Metro Area". I see the future differently. LA and Atlanta might be an example of future housing growth.
