My wife and kids skype their aunt and cousins in Florida every so often.

Just did enough numbers to see that Q3 sales were up near 40% over 2010 - not bad considering that July itself was actually down 27%. Holy Cyclocross batman.

Been working on some ideas and testing some things. vkalia has helped out a lot in that regard. "when I get time" I plan on pushing the logistics envelope a little harder.

I think it's finally over. Last three weeks we've been going through heck dealing with the people who are buying our Texas house. Tried to by reasonable to the point we let them move in early when they had to get out of their house. No good deed goes unpunished. Delays, complaints, Etc. Their agent was a complete d-bag and couldn't get paperwork done in a timely fashion. Sucked a huge amount of time and energy from my wife and I.

Last straw was they couldn't make the scheduled closing because they were going out of the country.

"That's fine, but they'll have to be out of the house by 5PM tomorrow, because we're terminating the contract"

Gee...they made it down to sign.

why don't you and edr buy a time share? the way you two move back and forth between tx and cali, i'm never quite sure where you are.

surely you expected this...Ive been involved in two home purchases in my life and both occasions were a serious pain in the balls.

one funny example, from the our purchase in 06-

me- "make them this offer" (only about 15k lower than the sale price, far from unreasonable)

idiot realtor- "oh I dont think I can do that, they probably wouldnt accept it"

me- "good, Im over your bs anyway, I'll find someone else to do it. You work for me, remember?"

I've done a lot of real estate over the years. The only one that rivals this for "bad" was when I had my agent yell at me for not having the house painted in time...it had been raining all week. I fired him on the spot.

My agent on this deal was stellar, I've done 4 other deals with her without a hiccup. But the other side on this one was off the hook.
