I think when you're talking about new shower, fixtures, walls, window, ventilation (floor?) and moving pipes, you are past remodelling. I think you've got enough qualitative items piled up that square (or cubic) footage is not going to be the main determinant of the final cost.

$5k for piece of mind is a bit high.
I guess that depends on the number of oopses you avoid and the cost to remediate each one!
