Appraisal: Miyata Competition 712, Superb condition, ~1985

Appraisal: Miyata Competition 712, Superb condition, ~1985
Good evening forums!
I was directed here by a friend of mine who said you may be able to help me figure out what this bicycle might be appraised at on average? I've attached pictures, it was ridden by my father when I was just a wee babe and hasn't seen the road in almost 30 years. It ended up in my hands and sadly is far too small for my 6'3" frame (and my downhill tendencies...)
I measured 18" from middle of the pedal crank shaft to the bottom of the top crossbar, straight up the support. Please let me know if a better measurement (or different) is required.
Location is in Edmonton, Alberta, which probably doesn't help the value... I do travel to Vancouver, Victoria and occasionally down into Seattle/Portland if the markets there are better.
I appreciate any advice you can provide!

EDIT: Forgot to mention, bike is in superb condition (including wheels), but TIRES are shot and would need replacing.

It's an '87 with a 50cm frame if that helps any. I paid $200 for a '87, Shimano 105 equipped bike with a triple butted steel frame in the fairly active Minneapolis market. It had new tires and the original saddle. Once you replace those, I'd say easy $200-$250. People like Miyatas.

1. Read up on how to measure bike sizing, google gets you there.
2. Bike needs a saddle, bikes without saddles are hard to sell. Also need to adjust handlebars in alignment with front wheel.
3. Vancouver is a RED HOT bike market, ditto Portland, OR. Seattle is not as hot (strong, just not red hot).
4. Remove those pedals and sell separately, those have value, and when included with the bike, add zip, in fact, could be a turn off to many buyers. You will need to replace pedals of course. With cleats (do you have dad's shoes), those pedals can bring $100+/- on that auction site.

Clean it, new tires, add saddle, new photos outdoors with a pleasing background. Specify it is for a rider under 5'5". Ask $350.

Bicycle Repair Man !!!
My shop is in Edmonton and I have a list of people who might be interested in this frame because of it's size and quality... Portland is a market that would bring a better price on most bicycles.
Tuned up, cleaned up, and with new tyres you could probably look at $350.00 - $400.00 here... the 712 is a really nice bike.

Only disagreement...and it may be the markets...$350 seems a bit high to me...more like $300...but...not too much quibble...you can ask 350 and give room to negotiate

Thank you all for your replies, and very useful information! I'll go ahead and put some fresh tires on it, new saddle and get it ready for the road before I sell it.
Any suggestions on which tires/saddle to go with that are inexpensive yet durable enough to hold value on the bike? My expertise is far more concentrated in mountain bike riding.
