If you do not have to unload a current home you are in an excellent position.
We're renting at the moment, so that's good, but most sellers don't seem to like FHA loans and we don't have any more down payment to spend. We're looking at places safe from brush fires and mud slides, but most of that area seems to flood a foot deep just from the forecast of rain.
