Can't you just come up with a formula for the build possibilities and display that and let the buyer pick?

don't live on the first floor would be my suggestion. i live on the second of a six floor building, and i don't think i've ever turned on the heat in my BR, and while i have heat in the living room, i often have to open windows to keep the temperature low.
