Just to throw out another option since I was just researching the same type of frame for street use and I bought this:

I paid about $380 shipped including carbon fork drilled for brake, headset and seat post. Of course I haven't received it yet let alone build it and ride it but I did my research and I couldn't find a better deal for the money
