divorce = deal. When I sold real estate you would not believe how many listings were divorce related--tons. And divorced couples are motivated sellers generally.

Having said that for CL price/value buy + good pics + honest description = sale. So much white noise on CL esp. during the "season". Same as RE, 70% of the stuff never sells due to incorrect pricing, if you want to sell, present a value even if firm price. This has worked best for me on CL.
