OP, do you actually know someone here in town who can coach you on this or are you moving here blind and on a whim? I'm sure one of us would be happy to speak with you about it but posting like this could go on forever. Where in PNW are you moving from? One of us may be familiar with your area and can speak in analogs to what you know.
