Actually, that's quite good. As it's a two-fold space problem. One, distances are short so everyone can cycle. Secondly, there's no space left. So, it's quite an old world problem (Roman settlements and such).
Here, it's quite similar to Singapore as described earlier. 280K residents + 25k students on an island of 10mi2 (or 30k people/mi2). Just a smaller island that Singapore.
I like it, but space it at a premium and the island only has so much space
