Try renovating your entire house....and see if the bill is higher or lower than just bulldozing and starting fresh....then get back to us.
And that sets aside the matter of inflation both of currency, and in cost of manpower. BTW taxes are far lower now than ever too. Then there's the historical tendency of sprawl since the Eisenhower Interstate was built--BTW with DoD funds, since it was intended for the military and movement of soldiers and material.
