it's a real neighborhood with character, plenty of shopping and culture and stuff, close to everything, interesting scenery, and the lack of useful transportation (read: no subways that go to manhattan) keep the rents and the crazy development somewhat sedated (for now, at least).
don't forget nyc's largest sewage treatment plant. good times. i'm just waiting for coned to put another plant up there. Then i'll buy.
