It's rare that property values drop, and when they do, they eventually come back up in the long term. As for hurricanes, that's what insurance is for.

That may be true, but with insurance at least in FLorida certain things are not covered. Even with a hurricane and the chances of changing insurance is also slim. Many companies are not writing policies in this state. MAny others are abandoning there customers and than they have to go under the Joint Underwriters association finded by the state. And they are in the whole several millon dollars as we speak There are certain areas of my house that are not covered. Hence if they are damaged in the storm. I am out and have to fix them with my funds. Fencing, screen patio, and the such. So while insurance in your terms is nice. It is not the end all protection that you think it is. Also FEMA is not the end all either. Those without any insurance also have no guarantees that they will be protected. A friend of mine filled with FEMA and they gave him a check for $350.00 to fix his house. Damage on that property is way above that. And than there is the deductible. Sorry but I live in this arena. And that has been my experience.

Most rentals force you to sign a lease agreement, so you're stuck in either case. Also consider that criminal activity tends to be higher in rental units. If you're not willing to take action and "Take back" your neighbourhood from criminals, you might as well sell and move on. It's up to the people who live in a neighbourhood to make it what it is. FWIW, I too had a neighbour from hell; a drunken crackhead...I sold the house and still made $20k after living there for only three years. The person who bought the house bought it to rent it out to students.[/QUOTE]

Well since they sell drugs and I have called the cops and also have filled police reports with little results. Except pissed of neighbors that know I am the one who called. I have also complained about their dogs on several occasions an little has been done. Now they have attacked a child next door and caused injury. But the one dog is still there. And than there is code enforcement after fighting with them for several years. They were finally issued fines. They than went to the same board who looked at the pictures. The board than reduced the fines. SO all that work was for nothing. So I am fighting for my area, but little has come to it.
