Sprawl is already happening there; just look at all the cookie cutter houses-strip malls-starbucks opening all along highway 485 - there was nothing there 10 years ago.
Bottom line: both places offer plenty of riding options. I would treat the comparison as a wash; look at the other factors when deciding where to move.
