Hence... the reason I live in Tustin (and the fact it's cheaper than Irvine).

Actually I feel Tustin is like the perfect place to live. Sort of "small town", not stuffy like Irvine, prices relatively speaking more affordable (unless you seek North Tustin or Tustin Ranch), about as centrally located as you can get, freeway close. Good stores, lots of nice restaurants (Tommy Sushi - yeah!). Very bike friendly.
