As the book is out of print, it is probably the case that the rights have reverted to the authors, Michael Kolin and Denise de la Rosa. It is also possible that Classic Rendezvous obtained permission to post the book as a PDF file for free download. Some authors, at a certain point in a book's lifespan, are simply happy to allow a book to remain available, irrespective of financial compensation--this is especially true in my line of work, academic publishing. However, making it freely available in such a manner would likely preclude the authors from ever getting the book back into print with another publisher, or being able to monetize it in the future. That may be okay with the authors, but the only way this is legal is if Classic Rendezvous expressly obtained permission to post the file. Just because a book is out of print does not mean it is in the public domain.

One would hope you are right, Gaucho777, and Classic Rendezvous obtained permission from the authors. It would be interesting to know if that's the case. I find the last sentence in you post most relevant.
