No clue, just not here and preferably not in the plains. Feels very pie-in-the-sky right now, but both wife and I have been daydreaming about the NC area of Appalachia quite a bit lately.
Unfortunately also insanely low inventory around here.
On the one hand, I'd love to stop paying someone else rent money. On the other hand, the prospect of making such a big investment is terrifying to me.

it is low low here too, houses are going for 40-50k over asking. We paid 40 more for this house than it would have sold for last year, but because of the rate, we will ultimately pay about 80k less than if we had bought a year ago

This morning the light has a profoundly strange color, like that golden glow you sometimes get around dusk. Thing is, the sun has been up for two hours. We have both clouds AND smoke aloft. When it's just smoke, you can still see the sun - "shining like a red rubber ball".
Air at ground level is "acceptable", which makes it doubly strange. But I'll take weird light and breathable air over normal-ish light and 'unhealthy'. Still, I think I'mma ride in the garage today. It's just too weird out.

I've got a feeling today's going to be a bit weird.
Meeting with a banker this afternoon to discuss mortgage options and get an idea of what our price range could be for a house.
Afterwards it's just a simple decision of whether to buy a home in Rockford this February, wait 6-12 months and buy here in Rockford, or just say **** it and move across the country.

I don't want to be too disparaging but for the 4+ years I rented an apartment in Rockford, I don't recall anyone that would have admitted to any option other than the **** it option. Of course that was close to 3 decades ago and things were not good then, especially in the inner parts.
Wife has been here for her entire life, though, and understandably wants to GTFO.

Roanoke, Va is a beautiful area, and your money will go along way housing wise. I was assuming you were referencing asheville, Nc. Roanoke is about 3 hours north.
