there are only three guys I know that are messengers that make decent money other than that they barely live

Well, I knew a Messenger in NYC, by face as I saw him everyday making deliveries to my company.
He worked for one of the busy services. Urban Express.
He worked for 17 years and was paying a mortgage on a house.
He did really well.
So I guess it depends on the city, courier service, and your desire.

No... he did not buy the house 17 years ago... he had put 20% down about a year before we spoke. That was about 3 years ago.

OK, maybe I'm wrong. My point is that just because one guy riding a bike who you know can buy a house doesn't mean it is a plausible career path for others.

Maybe he just works his A$$ off!!! Why is it impossible? If you have the determination, you can achieve anything.
The guy is a family man. I worked at my job almost 11 years and he zoomed by with his packages several times a day. He left for home at 7pm every night.

That's actually more plausible than a messenger buying and affording an average mortgage for the average home in NYC, which is about 600k+. 20% down is $120,000 cash, on top of taxes, fees, utility, food, he's looking at forking over $2000+ cash a week himself and I sincerely doubt a messenger can reel in 2000 cash a week consistently.
What's more likely is his wife supplements it and probably his insurance too, which is nice. Like right now if I wanted to be a messenger, if I get hitched, I can latch onto my girlfriend's medical insurance policy so I'll be good on that.

I've managed 30k+ US on a bike alone, & subsidized most years with 5k worth of side jobs. If I can do it it can be done, I'm not an exceptional athlete or particularly bright.
But 300k in NYC, What's that less than 1000sf?
