I have been looking for a light weight pant that is minimally water resistant that I can wear for daily comutes over my office clothes. Basically, I would like a pant that protects against spray from wet roads to keep dress pants clean and are easy / quick to get in and out of.
I have seen lots of heavy duty breathable rain pants for cycling but these are far in excess of my needs. Does the sort of pant I am looking for exist?

Not sure about being water resistant enough to protect clothes worn underneath, but I use Target's C9 brand nylon pants for cooler weather damp/wet riding as they dry fast (I carry and change clothes in office). Mine are very lightweight but they offer a couple different weights that might be what you're looking for.

I have 2 pairs of pants from Montane, One is a full waterproof breathable, the other is a featherweight Pertex nylon material. The Pertex pants are not fully waterproof but do resist spashes and spray. They are very breathable, dry in minutes and pack down to the size of an apple.

your joking, woman can even walk around topless in Brattleboro VT. I never herd of such a thing. I have been riding shirtless since I was a kid

This winter I just used a pair of ski pants. That worked quite well. However, I wouldn't recommend that for warmer weather. It may be better to wear something else for the commute and carry the fancy work clothes with you or keep them in the office.

you might consider inexpensive running pants from a shop like Walmart or Target. they are only about $10 and the right size would fit over anything
