Actually folks moving out of my neighborhood in Houston on their own volition could pocket hundreds of thousands of dollars after buying a house just like the one they left just a few blocks away. Nobody is being thrown out of their homes. And if they are over 65, even the rising land values of their homes are not a tax problem. There are significant tax exemptions for older folks here.

The talk of gentrification always drives me up the wall. I come from a place where the jobs left and the young people left and then everyone else who could leave left. But hey, you have lots of "quirkiness" and cheap housing. Or, places where there are good jobs (like oh, say, Austin, and San Francisco, and apparently Dallas (even if their football team is terrible and soft)), the housing prices will go up because people want to go there, and sub-optimal uses of premium land will be changed. There is no right for your neighborhood to stay the same for decades. There is no right for your favorite business to stay around for decades. No matter what you think of "gentrification" it's much better than the other side, and odds are poor that, again, your neighborhood will stay comfortably the same for decades.
Eff it, one of the reasons I'm thrilled to be living in north Austin now, instead of down south, is that part hadn't gentrified enough and there was far too much "quirkiness" for my liking.

Just different aspects of the same trend. I don't personally know of any cases of eminent domain for private projects. People sell because they want to.

Wow lots of housing posts. Ours is 2400 square feet and plenty big for the four of us. Almost too big. Plan is to try to downsize in 4 years once daughter #2 graduated high school, if the market is stable. Luckily, the house is paid off.

There are positives and negatives, but I think that it's a shame when more culturally unique neighborhoods are replaced by the same ol' **** that you run across in Anysuburb, USA.

Vain, But Lacking Talent
The worst part? AFTER all the businesses were slowly pushed out and buildings were leveled, Walgreens found out the city would not let them have a drive thru pharmacy, so they backed out. It sat for years until someone finally built the ubiquitous housing on top of retail space.
So now it's overpriced student housing with retail chain stores underneath it. Very exciting and unique. I can't say what it replaced was super valuable to the community, but it was a part of its college town charm. Now it's a part of modern college town housing herpes.
EDIT: Cannot be trusted. The pharmacy in question was actually CVS.
