Damn ~$5k of property tax for a real basic $240k house in Frisco. Ouch. I need a house with an attached rental unit :D

2% property tax bill is just about average for a major city I would guess. Similar in Houston.

This is true! I've been off the wine kick recently as I'm trying to up the weekly rides. It's like an inverse scale - the more I drink the less I ride. :(

I've gotta grab a place with a detached rental unit on property just to absorb a high portion of the mortgage. Easier said than done I'm sure.

And then you get the fun of being a landlord. Never underestimate what can be involved in that.

Is Finance Girl old news? We haven't heard a peep lately. Does this question lack tact? I never fully embraced the concept. Or understood it.

Attached is much easier that detached. Find a multi-family home, though, and you get to take 75% of the monthly rental income off of the mortgage payment, as far as monthly debt-to-income is concerned, so you can qualify for a bigger loan amount... of course, you typically need a larger % down payment on a multi-fam, but you can't have it all.

Get to it.

Emphasis on detached. Ideally off-site properties managed by a firm. Gotta be involved at some point in my life.

You're all good. She's giving a presentation at Harvard right now. She made a mention or two about playing the field so I'm not sure she has any intent - think she enjoys the attention.

Good news is there's another iron in the fire - I seem to be attracting Asians lately, no idea what I'm doing but I'll keep doing it - 1/2 Korean 1/2 Chinese - works supply chain at JCPenny - parents own a few restaurants - I was told limitless sushi perks with the restaurants... too bad that's back 'home' in Pennsylvania for her.

I've got the Colorado trip booked up - and then I'll be in Cali this fall for my cousin's wedding in San Fran. I'll poke around and report back.

My point being- if you get a good offer, you should evaluate it rationally. I had no particular interest in Texas but I interviewed for a job there. It was a good practice, a friend of mine worked there and I could have made a good life in Texas. I probably would not liked it as much as California on account of the proximity to the ocean.

But don't make big life decisions based on inadequate information. Don't just buy into clichés about what a place is like. California (and especially LA) was never particularly on my radar, but it has worked surprisingly well for me.

Best I can try is to put the bike on the repair stand, and then mount a sander in a vice on a little table underneath the wheel. I don't have a truing stand, and I can't imagine one would be cost effective for a 148 boost through axle hub.

I've got an orbital spindle sander, that also has a belt thing, but it's vertical, making this pretty tricky, but I'll likely give it a shot. The tread cutters are going to be the backup plan.

Smart and true. I've made it a point in 2018 to try to travel a little more so I can dispel the myths and see things first hand.

You're in your 28th year; that's what you're doing right. Saturn return and all...

Comes in handy for the toenails too.

Houston has a peculiar real estate phenomenon. Many, many houses, even single story ones, have two story garages with apartments on the second floor. I've never seen it like this anywhere else.

No need to mount the sander. Keep the wheel rotating and apply light even pressure. It's too easy.

On the GOOD health news front, my wife's liver biopsy came back negative for cancer. Haven't seen the report yet so can't say what the lesions on her liver are for sure but they aren't cancerous. :thumb:

Now, the radiation doctor is moving forward quickly to get her radiation for breast cancer scheduled. It had been put on hold awaiting the liver biopsy.

Wife is a different person tonight, joking and smiling. :)

I had not thought about our property taxes as a percentage of house value. I would estimate we pay roughly 1% of true (not BS assessed) value.
